Koebra was formed in 1991 initially to reposition underperforming real estate properties for several Canadian financial institutions, funds and corporations. The company has successfully demonstrated its ability to perform well for these institutions by adapting to changing market conditions resulting in enhancing asset value through creativity in marketing, redesign and negotiation.
The Company participated in direct workout/repositioning implementation including project and construction management, marketing, sales and leasing as well as property and asset management for its clients and by 1995, it had managed in excess of 2 million square feet of commercial office, retail and industrial space in Quebec, and had sold in excess of $100 million of real estate for its clients.
In 1995, Koebra had expanded its services to include design and development consulting for major North American Corporations such as Canadian National Railways and Trizec Hahn Corporation. At that same time, it had become involved in several Design/Build projects in the private and public domain. In 1998, Koebra competed and won the design-build competition for the new Eastern Canadian Logistics Facility for Nortel Networks in Dorval, Quebec. This project was eventually sold to the Hydro Quebec Pension Fund.
Koebra acted as Project Manager for Phase 2 of the Nortel Networks Logistics Facility, the new Mitec Telecom Headquarters Facility in Pointe Claire, Quebec and the new Megablok’s World Headquarters Facility in St. Laurent Quebec. All three projects had time and budget constraints which were respected. The Company also has done several joint venture projects with various institutional and private investors primarily in the industrial sector in the greater Montreal region.
The principal shareholder of Koebra Developments founded a TSX listed public company through the CPC Program in mid 2006 in which Koebra was the third party asset and property manager. The company name was changed from Capital Wapiti Inc. to Investus Real Estate Inc.in 2008 and trades under the symbol IVT-V. Koebra has become more active in third party asset management and develops new projects with high credit tenants.
